The sun is shining it’s a good start to the day, hopefully the the day follows suit 🙂

Running a bit late but no immediate appointments. It will give me a chance to do some banking and catch up with some paperwork. Reminds me, have to speak to Mrs. T. today, let her know if she wants to get offers on her house she’ll need to lower the asking price, not looking forward to that conversation, especially as she is my friend’s mum. I did lightly break it to her in an earlier conversation that the market is experiencing a downturn and that it’s not the colour of her curtains that is stopping people making offers on her property but the current state of the property market.

Will be short of staff for the next week or so, one of our guys is celebrating 10 years of detainment, scrutiny and harassment or known as marriage to others by sunning it in Mexico lol. Could do with a few days away myself. RJ and Mr. S are in the office with myself to deal with the day to day running.

I must have ordered at least 4 washing machines for our landlords over the last month from our regular supplier. We’re always trying to get a good deal for our clients. Our supplier delivers, installs and removes the old at a discounted price. So all in all it adds value to our service.

This week we picked up a few properties to rent from an estate agent friend SH which is good, just need to get some good tenants for them. He’s reluctant to offer to DSS tenants for reasons known to him. We look at things differently, we’ve been in the lettings market for over ten years, good tenants come in different packages, so we don’t discount anyone straightaway. I’ve got a couple of tenants in mind, they’ve got a guarantor, claiming and working part time and can top up rent and can provide good references. A good risk i feel. I put it forward, SH is interested. I get RJ to organise a viewing for my tenants straightaway.

We’ve got good selection of properties on for sale, however i’ve noticed the enquiries have definitely slowed down. Need to work a plan. Looks like not as many viewings as anticipated for Saturday….not good. We’ll keep plugging away. The increase in stamp duty from the 1st April 2016 and now the announcement of the Brexit has definitely knocked the stuffing out of the market.

One of my tenants in Harrow have come in and notified us that the new tenants on the first floor have been quite vocal at night, some loud music and many different people have been coming and going. I’ve been told 2 young ladies have rented the upstairs flat via another agent. Hope it’s not a party house or worse still a brothel. A few tell tale signs point to either one. I told them if it carries on for another week to let us know, and we’ll intervene.

Spoke to Mrs. T. she’s not happy with the pictures on the website, and would like us to take new ones. She’s also changed the curtains in the front reception. I remind her its not her curtains but the present market thats stopping people offering on her property. However, i’ve booked her in for the next day to take new picture 🙂

The weather has improved since this morning. So i couldn’t ask for more.

Got one appointment after work, a second viewing on a dilapidated property then i am done.

Everyday is different for sure running an Estate Agent.
